Since 2001, the expert appraisal office Hauke Kruse has prepared market value and rental value appraisals for property owners, courts, companies and institutions in Hamburg and the metropolitan region. The public appointment and swearing-in by the Hamburg Chamber of Commerce pursuant to Section 36 of the German Trade Regulation Act (Gewerbeordnung) guarantees particular expertise, independence and objectivity.

Qualification and appointment
Hauke Kruse has been a publicly appointed and sworn expert for the valuation of developed and undeveloped land and the determination of rental values since 2001. Appointment by the Hamburg Chamber of Commerce requires proof of particular expertise before a panel of experts and is reviewed at regular intervals. In addition, he is qualified as a Diploma-qualified valuation expert (DIA) and a Diploma in Business Administration (Diplom-Kaufmann).
Association and committee work
In addition to his appraisal work, Hauke Kruse is actively involved in professional committees and associations. He chairs the IVD Nord Expert Committee, serves as deputy chair of the IVD Federal Expert Committee and chairs the expertise panel of the Kiel Chamber of Commerce for expert reviews. He has also taught as a lecturer at the German Real Estate Academy (DIA) and serves as an honorary lay assessor of the expropriation authority of the Free and Hanseatic City of Hamburg.
Approach
Every appraisal is prepared individually. There are no automated appraisals and no off-the-shelf valuations. Every property is inspected in person and valued taking into account its legal, economic and factual particularities. The methodology follows the requirements of the German Building Code (BauGB) and the Real Estate Valuation Ordinance (ImmoWertV). Transparency, traceability and market alignment are central to our work.
Range of services
Our focus lies in market value appraisals, valuations for tax purposes (in particular inheritance and gift tax), rental value appraisals, arbitration appraisals as well as the valuation of rights and encumbrances such as usufruct, rights of residence and heritable building rights. A particular specialisation lies in valuations for inheritance and gift tax in connection with usufruct, rights of residence or occupancy rights.
Team and location
Our office is located in Hamburg-Harvestehude, Oberstraße 18A, 20144 Hamburg. The team consists of Hauke Kruse, Fabian Tiedemann (M.Eng., expert for property valuation and responsible for digitalisation and AI) as well as Susanne Schlicht (back office and quality assurance, part of the team since 1999).
